700 Delaware Avenue is part of a multi-phase development that’s transforming the Delaware Avenue corridor in Philadelphia. With over 500,000 square feet of new construction, including two 7-story mixed-use buildings and an adaptive reuse of a historic structure, this project called for window solutions that deliver long-term performance and meet the expectations of modern city living.
Pella’s 250 Series vinyl windows were selected for their clean look, durable frame construction and proven energy efficiency. These windows offer an ideal balance of strength and affordability, especially for large-scale multi-family applications.
Engineered Vinyl Strength in a Demanding Urban Setting
Multi-family construction in dense urban environments like Philadelphia presents unique challenges—from design pressure requirements to long-term maintenance planning.
Pella 250 Series windows are built with a multichambered frame design and precision-welded corners for added strength. Higher performance grades were used at key pressure zones around the building’s perimeter to meet wind load requirements and support the taller building height.
These vinyl windows also help reduce callbacks thanks to their stable design and integrated performance features, making them a trusted choice for developers and contractors working on multi-phase residential builds.
Black Exterior Windows Add Visual Impact
In addition to performance, aesthetic cohesion was key to achieving the architectural vision laid out by JKRP Architects. The Pella 250 Series in black vinyl contributed to a modern, industrial-inspired façade that nods to the site’s manufacturing past.
The factory-finished black frames helped break up the long building elevations and supported the project’s contemporary urban design. They also minimized the need for field finishing, streamlining the installation timeline and reducing complexity on-site.
A Collaborative Build Across Teams
This project was a result of close coordination between Pella, Arc Building Partners, Saxum Real Estate and JKRP Architects. The team balanced budget, performance and design goals across multiple structures and phases of development.
Pella's ability to supply a consistent product with strong local support helped the project stay on schedule and align with the City of Philadelphia’s broader plan for activating the Delaware waterfront.
